For people involved in real estate transactions, the question often arises: “Who is a realtor?” This is a specialist who provides intermediary services in this area (purchase, rental, sale). He brings buyers and sellers to conclude transactions, and then receives a reward for his services in the form of a percentage of the total. Now a real estate realtor is a very popular profession, especially since almost anyone who has not received an education can master it. But only a few can achieve success in this matter.

Who is a realtor?

This word came to us from English and translates as "real estate agent." For our country, the specialty "realtor" is quite young, since officially it appeared only at the end of the twentieth century. Well, unofficially, of course, much earlier. Since 1907, a newspaper has been published in Russia under the title “Collection of Supply and Demand”, which presented data on real estate. In the Soviet period, the analogue of modern agencies was the “Housing Exchange Office”, which provided mediation services for the rental, rental and rental of housing.

In the USA, the history of the specialty "real estate realtor" has more than eighty years. But not everyone has the right to call themselves that. This can only be done by realtors registered with the National Association. In addition, the term “realtor” itself is a trademark and is capitalized in all dictionaries.

Specialization and Responsibilities

At the moment, a realtor is a profession that has been divided into a number of narrow specializations. The main areas: commercial real estate, the secondary market, new buildings, houses and land. But professional responsibilities are similar in almost all specializations:

  • Search for customers and real estate.
  • Support and execution of transactions.
  • Advertising and promotion of objects.
  • Display objects.
  • Customer consultation.

Personal qualities of a realtor. Ability and desire to communicate with customers

It is difficult to calculate how many people meet the agent during the year. Sometimes it is hundreds, and sometimes thousands. And each of them has its own life - troubles and successes, problems and joys. Therefore, the main quality of a good realtor is the ability to contact people of different nature and social status. Well and no less important is the ability to convince them. After all, the main thing in the agent’s work is not so much the selection of a suitable option (although this is important), but the ability to convince the client that the proposed facility is the best in the entire market.

The desire to help customers

Each transaction hides certain human problems. A good agent is like a teacher and a doctor in one bottle. It is hard to imagine a good teacher without love for children and patience. Or a doctor who diagnoses without questioning the patient. The same applies to a realtor. If he did not understand the specific situation, did not find out the reasons for the sale of real estate, then how can he help?

All real estate is a piece of goods, and the same objects, as well as the same people, simply do not exist. Moreover, at least three are involved in the transaction - an agent, seller and buyer. Also, the last two may have relatives, friends and other “specialists” whose opinion can affect the outcome of the transaction. And a real estate realtor must take into account and keep in mind more than 100 ethical, aesthetic, technical, legal and financial factors, instantly reacting to any changes. Naturally, patience and love are indispensable.

A responsibility

Most people believe that a wizard will come tomorrow and immediately make them rich, happy and healthy. It is clear that this will not happen, because everyone creates his own destiny. To be responsible means to take responsibility for all events in life. Of course, blaming others is easier. But remember: only you are responsible for your own actions both in work and in life. And solely as a result of your decisions, everything will only get worse or better.

Ability to be an entrepreneur

This word is derived from the verb "to undertake." There are no natural born plumbers, accountants, lawyers, or doctors, nor are natural born realtors. To succeed, you must master the technical, personal and business skills. Their acquisition is an ongoing process that changes as new ways of doing things develop and new information becomes available.

If you think that you will calmly sit in a warm office and fend off the crowd of grateful customers, then we hasten to disappoint you. In the comfort zone there is no money. It will be necessary to regularly reach out to people and, using creative, non-standard methods, attract interested customers to your service. In most cases, you will constantly have to make money from almost nothing. But behind all this will be the main thing - qualified assistance to the client.

Pros of the profession

The most important plus of the realtor specialty is accessibility. Become a professional can absolutely anyone with the ability to improve and the desire to achieve success. Moreover, neither gender, nor age, nor the social status of the applicant for this position is important.

This specialty promises great prospects to those who plan to open their own business. A private realtor or agent registering his company is limited to a minimum investment. But success can be achieved only in the case of daily and hard work.

The undoubted advantages of the specialty:

  • Communication with people of different status.
  • Flexible schedule.
  • High income.

The last advantage should be said separately. In terms of income, the profession of a realtor is one of the most promising. In some cases, the reward amount can reach several thousand dollars. The average salary of a specialist in Russia is about 50 thousand rubles. And the best realtor in a certain field receives at least 100 thousand.

Cons of the profession

Surely you heard the proverb "Wolf feed the legs." It is quite applicable to the profession of a realtor. From here, the main drawbacks come up:

  • Irregular working hours. The agent should always adapt to the client and make appointments at a convenient time for him. And it can be a very early morning, and a rather late evening. Well, if necessary, you have to work hard on weekends and holidays.
  • The dependence of salary on the results of work. Few agents get a salary. Most receive only a percentage of the transaction. Therefore, revenues will directly depend on how much the agent “raids”. One who is well motivated spends a working day outside the office. Real professionals are always busy with something: they show an object, meet with clients or work with the base.

I must say that society is very ambiguous about such a profession as a realtor. Reviews of most people are rather negative. A similar attitude arose for a reason. Surely in the news, you have repeatedly heard such a term as black realtors. Communication with them can lead to loss of real estate, and in the worst case - to the loss of life. Therefore, these experts make great efforts in order to earn the trust of customers and "whiten" the profession in the eyes of society.

Where can I learn?

A realtor is a profession that is not taught in any university in the country. You will either be taught everything at work, or sent to courses organized by real estate agencies and recruitment companies. Well, after graduation, you can safely apply the acquired knowledge in practice and gain experience.
